What the role is for

HFN is delivering a hotel on Victoria Island with an international operator. The structure is up and the fit-out is the critical path to opening. This role runs the finishing trades on the floors: the same room, built to one standard, over and over, until every one of them is the same.

The Project Manager holds the programme and the contract. The Project Architect holds the design information moving to and from the design authority. This role holds the work itself, on the floors, as it is built.

—

What you would do

  • Sequence the finishing trades floor by floor and room by room, so each trade arrives on a surface the previous one left correct.

  • Own the model room. Get it built, get it signed off against the brand standard, then hold every room after it to what was signed.

  • Set the quality standard on the floors and enforce it where the work is done, not at snagging.

  • Run the snag register. Raise, assign, verify and close, with evidence, room by room.

  • Protect finished work. Sequencing, protection and access control, so completed rooms are not reopened by a following trade.

  • Check material and sample deliveries against the approved specification before anything is installed. Reject at the gate rather than after.

  • Build the handover record as the work proceeds. Room by room sign-off, photographic evidence, test certificates and warranties, assembled as you go rather than collected at the end.

  • Report progress to the Project Manager in rooms complete, not in percentages.

—

What we are looking for

  • Repeated-room or repeated-unit finishing delivered at scale. A hotel, a hospital, a student scheme or a large residential block. What matters is that you have finished the same room many times, to one standard.

  • Eight years or more running finishing works on site, with clear personal ownership rather than shared or assistant responsibility.

  • Trade knowledge across the finishing package: joinery, tiling, stone, painting and decorating, flooring, dry lining, ceilings, sanitaryware, and the finishing interfaces with mechanical and electrical.

  • Able to read and work from interior drawings, setting out and finishes schedules.

  • A documentation habit. Snag registers, room sign-offs and handover records that someone else can pick up and use.

  • Based in Lagos, or willing to relocate, and comfortable six days a week on site through to hard opening.

—

The hard parts

  • The opening date has already moved. You would be running a recovery programme on the finishing package, not a clean start.

  • You hold the standard against people who are paid by how fast they finish. Rejecting completed work, and having it done again, is the job rather than an unpleasant part of it.

  • No contract authority and no procurement authority. You control the work and the quality. Instructions and money sit with the Project Manager.

  • Three site roles hold adjacent registers. Holding the boundary between them is part of the job, not an irritation on top of it.

  • Full-time, on site, six days a week, through hard opening.
